energy performance certificate

From 1st October 2008 landlords offering property to rent are required by law to provide prospective tenants with an Energy Performance Certificate (EPC) for their property.This is in accordance with the EU’s Energy Performance of Buildings Directive.

The purpose of an EPC is to provide guidance to a prospective tenant on the efficiency of the property in terms of its energy performance and its environmental impact.

The certificate provides a rating for the property based on a scale of A – G , ( ‘A’ being the most efficient) The higher the rating, the more energy-efficient the home is, and the lower the fuel bills are likely to be.

The environmental impact rating is a measure of a home's impact on the environment in terms of carbon dioxide (C02) emissions - the higher the rating, the less impact it has on the environment

This information has to be provided FREE to prospective tenants.

The certificate will also be accompanied with a recommendation report including a list of measures that could improve the energy rating of the building.

The certificate is valid for 10 years.
