A landlord has a duty to provide a rented property and contents which ensure a safe
environment in which to live. Failure to observe safety regulations could lead to
prosecution.
Central Management require all landlords to ensure that their property has:
- An annual gas safety certificate by a CORGI engineer
- An annual Portable Appliance Test (PAT) for every electrical appliance with a plug
- A current NICEIC report/certificate on electrical hardwiring
Landlords must also ensure that all relevant soft furnishings conform to the Furniture
and Furnishing Fire safety regulations
